Redlands' Business Landscape: A Surge of Developments Reshaping the City

From residential expansions to commercial ventures, Redlands is experiencing a transformative wave of growth.

Redlands, California, is undergoing a significant transformation, with numerous business developments poised to reshape the city's landscape.

 

These projects span residential, commercial, and industrial sectors, promising to enhance the community's vibrancy and economic vitality.

 

**Residential Developments**

 

The city is witnessing a surge in residential projects aimed at addressing housing needs:

 

Tennessee Village: Located on the east side of Tennessee Street, this project features 460 apartments, with 5% designated for very low-income housing, alongside 18,000 square feet of commercial space.

 

Lugonia Village: This development plans to construct 451 apartments and 72 condominium townhouses between West Lugonia Avenue and Pennsylvania Avenue, with 28 units set aside for affordable housing.

 

Village at Orange Blossom: A total of 108 market-rate apartments for seniors (55+) will be built between Judson Street and Grove Street, south of the Orange Blossom Trail.

 

The Grand Apartments: On the northeast corner of Redlands Boulevard and Eureka Street, 149 apartments will be constructed in a four-story building, featuring amenities like rooftop decks.

 

City Center Mixed-Use Project: This development will consist of three retail or restaurant pads on the ground floor, podium parking garages, and 138 apartment units on the upper floors at the northwest corner of Brookside Avenue and Eureka Street.

 

Casa Loma Apartments: On the southwest corner of University Street and Lugonia Avenue, a three-story building with 147 apartments will be built, including on-site recreational amenities and a private dog park.

 

Bergamont Specific Plan: Currently under construction, this project will subdivide 58 acres into 317 single-family lots, including 10 acres of new public park facilities and associated infrastructure.

 

Liberty Lane Apartments: On the southwest corner of Lugonia Avenue and Texas Street, 80 apartments for veterans and special needs households are under construction.

 

State Street Village Mixed-Use Project: This project aims to redevelop the Redlands Mall site with up to 700 dwelling units, a resident amenity building, public and private open spaces, and retail and office uses. However, the project has faced significant delays, with the developer defaulting on a $17 million loan.

 

**Commercial Developments**

 

New businesses, hotels, and mixed-use spaces are on the horizon:

 

The Commons at California: A 5.1-acre project at 913 California Street, currently under environmental review, proposes a 90-room hotel, a quick-service restaurant, and an automated car wash.

 

West Stuart Avenue & Eureka Street: This project consists of multiple mixed-use buildings with retail spaces on the ground floors and 85 garden-style apartments above.

 

Tennessee Shopping Center: A new shopping center under review includes an anchor tenant, two retail buildings with shops, a sit-down restaurant, and two restaurant buildings with drive-through lanes.

 

Four-Story Hotel at Plum Lane & Idaho Street: A new four-story hotel with 52 guest rooms has been approved for a 0.77-acre vacant lot.

 

New Grocery Store at 1005 W. Lugonia Avenue: A 16,000-square-foot grocery store has been approved for a 3.95-acre site, featuring two drive-through restaurants and related site improvements.

 

Christ the King Catholic Church Complex: A new facility on East Lugonia Avenue and Dearborn Street will feature a parish hall, administration and pre-school building, five classroom buildings, and recreational facilities on 19.5 acres.

 

CarMax Dealership: A new CarMax dealership and reconditioning/repair facility has been approved on the west side of New York Street at Brockton Avenue.

 

Tru Hotel by Hilton: A new four-story hotel with 90 guest rooms has been approved.

 

Redlands Public Market Food Hall: After nearly a decade in development, the Redlands Public Market opened to the public on February 21, 2025, featuring local vendors, live events, and a community-driven atmosphere.

 

**Industrial Developments**

 

The industrial sector is also expanding:

 

Kaiser Permanente Redlands: This proposed four-phase development includes a four-story 165,000-square-foot medical office building with an ambulatory surgery center, a seven-story hospital with 213 beds, an 83,000-square-foot medical office building, and a potential hospital expansion of 180,000 square feet with up to 108 beds.

 

350 Iowa Street Warehouse: A new warehouse and distribution building has been approved on 9.44 acres.

 

1101 California Street Warehouse: Despite community opposition, a new warehouse and distribution facility has been approved on approximately 18.6 acres.

 

Redlands Technology Campus: Designed to cater to tech startups and research institutions, this campus offers cutting-edge office space and high-speed internet, fostering a collaborative environment for innovation.

 

Redlands Industrial Park: Catering to manufacturing and logistics businesses, this development offers large warehouses and industrial spaces near major transportation routes.

 

**Infrastructure Enhancements**

 

Infrastructure projects are also underway to support the city's growth:

 

Arrow Rail Service: Launched in October 2022, this hybrid rail service connects San Bernardino to the University of Redlands, enhancing regional connectivity.

 

California Street and Redlands Boulevard Intersection Widening: This project aims to reconstruct and widen the intersection to improve traffic flow and safety.

 

Redlands Climate Action Plan: The city is updating its Climate Action Plan to reduce greenhouse gas emissions and align with state climate objectives.

 

These developments collectively signify a dynamic period of growth and revitalization for Redlands, promising to enhance the city's appeal and livability for residents and businesses alike.
